An excellent opportunity for an experienced Estates Manager to join a Property Management company in Moseley.



Benefits:



  • Salary: £22,898 pro-rata

  • Part Time role to be turned full time after 12 months

  • 22 hours per week

  • Hours of work: Thursday & Friday, 7:30am-6pm. Saturday, 9am-12pm

  • Free on-site parking



Duties will include:



  • Daily patrol of the entire development

  • Collect any litter or junk mail which has been discarded and dispose of this.

  • To monitor the bin areas to ensure that any large items are removed promptly to ensure the bin areas are kept clean and tidy

  • To undertake minor repairs identified during site inspection such as light bulb replacement, touching up paintwork and adjusting doors.

  • To monitor the attendance and quality of work carried out by regular contractors such as the cleaners, window cleaners and gardeners.

  • To feed back comments received from residents to said contractors/Managing Agent and to make your own observations of where improvements could be made.

  • To permit access and cooperate with other contractors such as gate engineers, lift engineers etc to ensure they can undertake their duties.

  • To report back to the Managing Agent any repair item which requires a works order to a specific contractor.

  • To report back to the Managing Agent any other issues (including antisocial behaviour) so that appropriate action can be taken.

  • To keep the caretakers' office & desk organised and to ensure that keys, fobs and service records are readily available and are organised.

  • To distribute circulars to all residents periodically.

  • To undertake any other such task as the Managing Agent shall request to ensure the smooth running of the development.

  • To operate a mobile phone and to be responsive via phone, text and email with all residents, leaseholders and the Managing Agent.

  • Any other tasks as the employer may reasonably request to assist with the needs of the Company.



Skills Experience Required:



  • Previous experience in a similar role is essential

  • Excellent communication skills

  • Meticulous attention to detail

  • Ability to build rapport
