TEMPORARY ROLE


Job Purpose



To support the FM Building Services function in the delivery of statutory compliant FM building services to all SSA properties in Wandsworth and Richmond.



Installs, maintains, and repairs pipes and fixtures associated with heating, cooling, water distribution, drainage sanitation systems. Inspects drainage and other plumbing systems for statutory compliance.




Specific Duties and Responsibilities




  1. Provides planned preventative and reactive maintenance plumbing services across the Council's SSA estate. Works to Time To Respond (TTR) and Time To Complete (TTC) KPIs and task priority levels.




  1. Participate within an out of normal working hours emergency call out rota and be flexible outside of core working hours. Maybe required to work as part of a shift-rota.




  1. Performs inspections of plumbing systems to identify and replace worn parts.




  1. Undertakes fault finding/diagnosis and/or problem solving on-site to determine the scope of works required. Analyses problem and identifies appropriate tools and materials for repair.




  1. Provides accurate estimates of time and materials to complete tasks, orders or projects within strict timescales.




  1. Plans and measures work carefully to minimise waste.




  1. Responsible for Installation and maintenance of heating systems, repairs to sanitation systems, fitting appliances (such as dishwashers).




  1. Interprets technical schematics and building specifications to identify any defects in plumbing or drainage systems.




  1. Installs pipes and plumbing fixtures, such as sinks and toilets, for water, gas, steam, air, or other liquids. Assembles fittings including pumps and valves for installation.




  1. Modifies length of pipes, fixtures, and other plumbing materials as needed for planned and reactive maintenance tasks.




  1. Tests plumbing systems for leaks and other problems.




  1. Installs heating and air-conditioning systems, including water heaters.




  1. Supports other FM Building Services Team members, contractors and supply chain partners.




  1. Chooses plumbing materials based on budget, location, and intended use.




  1. Follows Council's health and safety standards and complies with building regulations




  1. Electronically receives and updates tasks electronically using a mobile PDA




  1. Oversees other workers including apprentices, contractors and supply chain partners.




  1. Supports ACOP L8 Water Hygiene compliance by identifying issues and completing remedial works arising from water hygiene planned maintenance.




  1. Works collaboratively with the SSA water hygiene contractor to ensure statutory compliance and legionella risk management is proactively managed.




  1. Provides support to the Building Services management team for any works projects requiring technical plumbing / heating advice.




  1. Identifies opportunities for risk management, service efficiency and continuous improvement. Develops a positive relationship with all customers and stakeholders by responding quickly and effectively to all plumbing related works.




Additional Information


To work within allocated budgets, and maintain stock lists and inventories of materials and equipment.


The work of the FM Building Services Team may involve lone working when visiting buildings that are unoccupied. The work requires a reactive and pragmatic approach which may result in the need for working at height, working in confined spaces, or manual handling. As manager for the Operational Team, the post holder's role will involve these inherent aspects
