Senior Property Manager

Monday - Friday 8:45am - 5:30pm

Alternate Saturdays 9:00am - 1:30pm

Salary between £25K - £35K (DOE)

Our client are unique specialist letting agent with intimate local knowledge. They provide an independent tailored service, supported by the structure and consistency of a corporate organisation. Our client is award winning in customer service and looking for a new Property Manager to join their team.

Purpose: To be responsible for the proficient running of the property portfolio.

Responsibilities include:

� Manage the property portfolio

� Telephone liaison with Landlords, Tenants, Contractors and staff

� Maintaining database and files

� Employing Contractors to undertake works to properties up to Landlords agreed limit

� Maintaining control of Property Management

� Acting on instructions from Landlord further to any breach of Tenant/Landlord contract in respect of Property Management

� Maintaining the standard of condition of all managed properties

� Ensuring all rents are received at the rent due date and chasing any overdue rents in accordance with the Company's Terms & Conditions and Tenancy Agreements

� Receiving and implementing any instructions from Landlords following tenancy check-outs

� Change of tenancy administration and implementation as necessary including referencing and AST production. Renewals and tenancy extension paperwork as required

� Check in File administration as necessary including the registration of Deposit's with "TDS"

� Negotiating with Landlord and Tenant with regards to deposit deductions and referring to TDS, when necessary

� Distributing maintenance work effectively across the contractors as required

� Assisting the Trainee Property Manager/Property Inspector with his/her duties if requested or in his/her absence

� Dealing with Insurance, including new policies, claims and renewals, maintaining spreadsheets, checking and paying monthly statements

� Supervise the Property Management team

� Any other duties within your capabilities as requested by Management

� Responsible for all areas outlined within the Management Responsibility Schedule

Person Specification - Essential skills and knowledge

� At least 3 year's (on-wards) experience within a Property Manager role (preferred)

� Full UK driving licence

� IT skills including word processing, database, spreadsheets and email

� Excellent communication and customer service skills

� Good organisation and planning skills

� Flexible, positive and professional attitude

� Proficient
