Must have full driving license and experience in managing staff.


PURPOSE OF ROLE:


To work as a team as one of two Caretaking Managers, reporting to the Estate Services Manager, leading the delivery of high quality, value for money services to all residents and internal customers in receipt of them.



This involves:

* Delivering high quality, value for money Estate Services that consistently meets the needs of residents and maintain high levels of customer satisfaction.


* Effective management of resources to ensure that a weekly caretaking and cleaning service is provided to all residents even during periods of staff absence due to annual leave or sickness.


* Ensure consistent management of recruitment, supervision, appraisal and development of staff. Manage sickness absence, grievances, performance and disciplinary matters.


* Monitoring performance and service delivery, including through the use of all available data, to ensure a high quality service is provided.


* To review the staffing needs of the service and implement changes reflective of the needs of our residents during the on-going estate regeneration programme and expansion of Broadway Living


* Working with the Estate Services Manager to identify service efficiency that can be made through the development and introduction of suitable IT systems or purchase of new machinery


* Day to day ensuring appropriate management of staff and financial resources within Estate Services including overall responsibility for cleaning materials, equipment and uniform ordering


* Robust management of Health & Safety including responsibility for overseeing training, fleet maintenance and record keeping


* To fully contribute to the development of the Department's Service Plan, setting clear targets and performance indicators, which are reviewed regularly to ensure efficiency, effectiveness and equality
* Investigate and respond to service failures and customer complaints in a timely manner.
* Monitor sickness on a regular basis, complete sickness absence reports; ensure sickness management procedures are implemented consistently and meetings including Medical Capability Reviews held in accordance with procedures on a timely basis
* Deliver to customer service standards to ensure that estate services are providing a customer focused service.


* Ensure that staffing, vehicle and equipment resources are monitored, controlled and allocated to optimise efficiency and effectiveness.


* Ensure that internal services are delivered within agreed turnaround targets and detailed records maintained enabling the accurate recharging of all associated costs incurred


* Ensure adherence to changes in legislation, policy, environmental health and health and safety affecting the service.


* Overall management of the Estate Services vehicle fleet to ensure maximum use of resources and compliance with legislation, best practice and the code of conduct
